What we cannot put right

Before you book, it’s worth knowing the limits too:

  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)
  • Water coming from the plumbing rather than the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Bathroom resealing for homes and businesses in Ardgay

Homes in Ardgay have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and people most often call us about gaps between the worktop and the wall and cracked, shrunken or lifting silicone.

Bathrooms in smaller places like Ardgay work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Big or small, you get the same 12-month guarantee.

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What affects the quote in Ardgay

There’s no set price list, because jobs vary so much. What we look at:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Any mould that needs treating

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

How to look after the new joints

To keep the joints looking good and working properly:

  • Don’t leave water standing on kitchen joints
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start
  • Clean with a mild bathroom cleaner and a soft cloth

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Common questions in Ardgay

Do you cover Ardgay for bathroom resealing?

Yes, Ardgay is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Ardgay within the area you cover?

Yes. Ardgay is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

How it works

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included in most cases. For a place like Ardgay, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky

Signs you need bathroom resealing in Ardgay

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

It’s worth asking for a quote if you see:

  • Lumpy, uneven sealant from a DIY attempt
  • Sealant that has split, shrunk or peeled away
  • Black spots spreading through the bead
  • Gaps where the bath or tray has moved

If you let a flat or house near Ardgay station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant
  • How long to leave it before use
  • Who does the work, and how experienced they are

Bathrooms and kitchens in Ardgay

Ardgay is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
