What affects the quote in Ardgay
We don’t publish a price list. What we look at:
- How many areas need sealing
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
- Photos by email, if that is easy
Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job and send photos if you have them.
How we handle sand mastic in Ardgay
Across Ardgay, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. We are often asked to deal with gaps between timber frames and stone or brick and gaps round a timber door in stone or brick, across stone surrounds, tenement windows and sash and case windows.
In and around a place like Ardgay, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Your questions about sand mastic in Ardgay
Do you cover smaller places like Ardgay?
Yes. Ardgay is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect sand mastic in Ardgay?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Is consent needed for window work on a listed home?
Check with your local planning authority. They decide whether consent is needed for work to your windows.
Are you insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Do you work for landlords and businesses?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Highland.
Is sand mastic better than silicone for my windows?
That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames normally get a flexible sealant.
How long does sand mastic take to harden?
The surface skins quite quickly and it hardens fully over a longer time. Timing depends on the weather and the joint.
Windows and doors in Ardgay
Ardgay is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Ardgay station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. Around Ardgay, as everywhere, sand mastic is only as good as the preparation behind it.

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several, and the area is left clean. Around Ardgay, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Getting ready for the visit
- Let us know about parking restrictions
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
Advice

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Don’t run silicone over sand mastic
- Check with your local planning authority if your home is listed
- Ask us before painting near the mastic
- Get any rot dealt with first
Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.
Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Leave it or put it right?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.
