Need sand mastic in The Warren?

Your questions about sand mastic in The Warren

Do older homes in The Warren need their sealant replacing?

In most cases, yes, if it hasn’t been done for a while. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather, and many homes in The Warren may already be on their second or third set.

Do you cover smaller places like The Warren?

Yes. The Warren is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is consent needed for window work on a listed home?

Check with your local planning authority. They’ll tell you if consent is needed.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

Do you work for landlords and businesses?

Yes, we do. We work in homes, commercial premises and hotels.

Is the work guaranteed?

Every job comes with our one-year guarantee.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Sand mastic in The Warren, done properly

Fresh sand mastic forms a skin quite soon, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted, so ask us before you decorate. If you have draughty sash windows at the surround and mastic worn away on windows facing the weather, we can help, on sash and case windows, brick reveals and stone surrounds alike.

Around The Warren, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.

A one-year guarantee comes with the work, just as it does everywhere we cover.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Frames and glazing around The Warren

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Bracknell, which The Warren is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. That mastic ages as well, and sills and frame heads are where leaks start.

For landlords with property near Martins Heron station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Harmans Water Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What we cannot put right

It helps to know what we cannot do:

  • Broken panes
  • Decayed frames that need repair
  • Decisions on consent for listed homes

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Sash and case windows
  • Period & listed homes
  • Timber door frames
  • Brick reveals
  • Tenement windows
  • Stone surrounds

Common problems we fix in The Warren

Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.

Common reasons people contact us include:

  • Open joints round the window box
  • Mastic that needs renewing before redecorating
  • Mastic worn away on windows facing the weather
  • Draughts and rain around sash boxes

If you live in an older home near St Paul, the joint between an old wall and a newer frame is usually the first place rain gets in.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • Whether they’re fully insured
  • Whether the sealant suits the joint
  • How the surfaces are prepared before sealing

How to choose a mastic man

Why act early in The Warren

Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Homes in smaller places like The Warren can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. Most jobs take a few hours per window, depending on the condition of the joints. A visit to The Warren is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Tell us about any water getting in

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface

Sash and case windows

Most of our sand mastic work is on sash windows. We renew the mastic round each box.

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. We rake it out and renew it.
