Sand Mastic in Temple Park

Our applicators work in Temple Park on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly.

  • Mastic worn away on windows facing the weather
  • Gaps where the frame meets the masonry
  • A silicone bead on a sash window that spoils the look

Why it’s worth doing now in Temple Park

Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. In an older home around Temple Park, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Tidy, careful work
  • Old sealant always removed completely
  • Experience in homes, commercial sites and hotels
  • A 12-month guarantee on all work

About our sand mastic in Temple Park

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. If you are dealing with window mastic to renew ahead of painting and wind and rain getting in round a sash window, we can put it right.

In a smaller place like Temple Park, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

Whatever the size of the job, you get the same one-year guarantee.

Frames and glazing around Temple Park

Temple Park is part of Bracknell, one of the post-war new towns. With many homes from the post-war decades, replacement windows and doors are common. That mastic ages as well, and sills and frame heads are where leaks start. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around St Andrew, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Bracknell station change hands often, and any sash windows need sound mastic to keep draughts and rain out. If you look after a building such as Meadow Vale Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Landlord and commercial work in Temple Park

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Temple Park questions

Should the sealant in an older Temple Park home be renewed?

Generally, yes, if it’s cracked, shrunk, mouldy or coming away. The key is cutting all the old sealant out, as new sealant will not bond to it.

I let a flat near Bracknell station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Can sand mastic be painted?

It’s traditionally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How long will you be here?

Typically it takes a few hours per window, depending on the condition of the joints. Larger jobs naturally take longer.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Damaged stone surrounds
  • Decayed frames that need repair
  • Planning or listed building consent (your local planning authority decides)

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Stone surrounds
  • Timber door frames
  • Brick reveals
  • Period & listed homes
  • Sash and case windows
  • Tenement windows

How it works

At the end, we look at the finished work together. The work normally takes a few hours for a single window, longer for several, depending on how much there is to do. Parking around Temple Park is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Do not paint over the new mastic
  • Keep modern sealant off the mastic
  • Check with your local planning authority if your home is listed
  • Look over the window mastic once a year

Don’t touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

What the job involves on each surface

Sash and case windows

A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we’ll confirm what’s needed.
