About our glazing silicone in The Warren

We work across The Warren on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job, with a sealant chosen for the joint. We are often asked to deal with silicone pulling away from the glass and water running down inside the glass, on glass-to-glass joints, shower screens and glass balustrade bases.

In smaller places like The Warren, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • A sagging or failing conservatory roof
  • A sealed unit that has misted inside
  • Cracked or broken glass

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

What we seal

  • Rooflights
  • Glass-to-frame joints
  • Glass balustrade bases
  • Shower screens
  • Glass-to-glass joints
  • Conservatory frames

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Check the silicone on glass every year or so
  • Don’t leave a drip for the next storm
  • Use gentle products around the joints
  • Open vents or windows to let moisture out

Do not use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Conservatory leaks rarely stay small. Water travels along the frame and into the wall so it’s best dealt with right away.

What happens if it’s left?

Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame so we choose a glazing silicone instead. In an older home around The Warren, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Different surfaces, different methods

Shower screens

Silicone holds the water in on frameless screens. We renew it without marking the glass.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The Warren homes and the weather

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. The Warren is part of Bracknell, one of the post-war new towns. With many homes from the post-war decades, replacement windows and doors are common. That mastic ages as well, and sills and frame heads are where leaks start.

If you live in an older home near St Paul, the joint between an old wall and a newer frame is normally the first place rain gets in. Managing a site like Harmans Water Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Martins Heron station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to most of a day, depending on the size of the job. In a smaller place like The Warren, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We check the joints and, where safe, run water over them.

How to prepare

  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can
