Regrouting in The Warren
Across The Warren, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. If you have floor grout that won’t come clean and gaps where the shower grout has gone, we can put it right, whatever the surface.
Homes around The Warren range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
Each job carries a 12-month guarantee, whatever its size.

Regrouting around The Warren
The Warren is part of Bracknell, one of the post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. New sealant will not stick to old, so the old layers have to come out first. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Letting a property close to Martins Heron station? Then stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Harmans Water Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
The Warren is about 1 mile east of Bracknell, in Bracknell Forest. Across the RG12 area, we cover regrouting for homes and businesses. The Warren is one of 41 places in Bracknell Forest where we work. We also work in Reading, around 11 miles away.
We cover every part of RG12 and SL5 for regrouting. We cover properties on Bog Lane, The Square and Mendip Road. If you are just outside The Warren, we cover Martins Heron (1 mile north), Forest Park (1 mile south-west), Jennett's Park (1 mile north-west), Harmans Water (1 mile west) and Bullbrook (1 mile north). Larger places within reach include Sandhurst (5 miles south-west), Binfield (3 miles north-west), Temple Park (3 miles north-west), Popeswood (3 miles north-west), College Town (5 miles south-west) and Farley Wood (3 miles west).
What’s near The Warren

The process
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a shower enclosure, longer for a whole room. In a smaller place like The Warren, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Before we arrive
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area
- Tell us about any water getting in
How to get a quote
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.
Advice
Leave it or put it right?
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Dealing with it now keeps it small. Around The Warren, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
Why book with us
- Domestic, commercial and hotel work
- Trusted Arbo and Everbuild sealants
- Any old sealant cut out fully, not covered over
- An ARBOMaster approved applicator

Keeping the joints in good condition
After the cure time, these simple habits help:
- Use a squeegee on the tiles after showering
- Use a soft brush rather than a wire one
- Don’t use strong acidic cleaners on grout
- Run the extractor fan during and after a shower
Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and let the room air.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The Warren questions
Is The Warren within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do older homes in The Warren need their sealant replacing?
If it hasn’t been replaced for some years, it’s generally worth it. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure.
What does regrouting cost?
It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or email us with a short description of the job.
Will the sealant be renewed as well as the grout?
Generally, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
Where are you based?
We work from Crawley. We cover The Warren and the rest of Bracknell Forest, along with the rest of our area.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels across Bracknell Forest.
How the job changes by surface
Wet rooms
New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.
Corners and edges
Edges are resealed while we are there, so everything is renewed at once.

- How many areas need sealing
- When we can work, for business premises

- Mould in or behind the old joints
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the property is
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
For a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before we start.
