Remedial sealant near The Warren

What happens if it’s left?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. In a smaller place like The Warren, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Why us?

  • We agree the colour with you first
  • Anti-fungal sanitary silicone in wet areas
  • More than 20 years in sealant work
  • A 12-month guarantee on all work

About our remedial sealant in The Warren

Water on the floor does not always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you have products that weren’t meant for the joint and gaps opening along the back of the worktop, we can help.

In and around The Warren, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of remedial sealant

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • When we can work, for business premises
  • Any mould that needs treating
  • The amount of work

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Helping us quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The type of property

Every job is quoted individually, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job and send pictures if you have them.

When to call us in The Warren

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.

The most common problems we see are:

  • Over-sealed joints coming away
  • Sealant that came away because the surface wasn’t prepared
  • Wide, uneven beads that look worse than the old ones
  • Floor or wall movement joints that have failed

Letting a property close to Martins Heron station? Then a joint that keeps failing is best fixed properly while the property is empty.

What your quote should include

  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • Which sealant they’ll use, and why
  • Which colour the sealant will be

Our hiring checklist

What remedial sealant looks like in The Warren

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Bracknell, which The Warren is part of, is one of England’s post-war new towns. Many homes date from the post-war decades, so bathrooms and kitchens may be on their second or third set of sealant. Sealant laid over old sealant never bonds properly, so it all has to come out.

Schools such as Harmans Water Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How to look after the new joints

After the cure time, these simple habits help:

  • Find out why the sealant failed first
  • Keep bleach and abrasives off the bead
  • Report a tray that rocks or a worktop that lifts
  • Keep an eye on the ceiling below the bathroom

Do not let anyone seal over it later. New silicone doesn’t bond to old, so the old bead should always come out first.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a few hours for most joints, depending on how much old sealant has to come out. A visit to The Warren is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

The Warren questions

Is it worth replacing old sealant in an older home in The Warren?

Usually, yes, if it’s cracked, shrunk, mouldy or coming away. New sealant will not stick to old, so the old bead has to come out completely first.

Is The Warren within the area you cover?

Yes, The Warren is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Can you remove old sealant without damaging the bath?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. We point out any damage that’s already there.

Do you offer different sealant colours?

Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you guarantee remedial jobs?

Yes, with our one-year guarantee. Where we’ve flagged another fault, it needs fixing for the joint to last.
