Remedial sealant for College Town homes and businesses

Remedial sealant in College Town: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Homes close to Royal Memorial Chapel include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like College Town Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Remedial sealant in College Town

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. We’re often asked to deal with a second bead peeling off the first and wide, uneven beads that look worse than the old ones, on expansion joints, leaking tray & enclosure joints and mouldy bath & shower sealant.

Homes around College Town range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Leave it or put it right?

Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In a smaller place like College Town, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What the job involves on each surface

Mouldy bath & shower sealant

Mould that has grown into silicone doesn’t clean out for good. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Honest limits

In fairness, some problems need a different trade:

  • Movement from fittings that aren’t supported
  • Failed tanking or loose tiles behind the sealant
  • Sealant in an older building that needs testing for asbestos first

If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Common questions in College Town

Can you do remedial sealant in College Town?

Yes, College Town is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Do you cover smaller places like College Town?

Yes. College Town is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

When is the sealant fully cured?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

What if the leak isn’t the sealant?

Then we explain what we have found. You may need a plumber or bathroom fitter before any new sealant goes on.

Can you take off two layers of silicone?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Does remedial work come with a guarantee?

Yes. Remedial work carries the same 12-month guarantee as all our work.

What affects the cost of remedial sealant

For a quick quote, just ask. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Mould in or behind the old joints
  • The number of rooms or windows

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Asking for a quote

To make quoting easier, please include:

  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • The problem you’ve noticed

For remedial sealant in College Town, ring 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

Signs you need remedial sealant in College Town

Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.

Most people get in touch when they notice something like this:

  • Repeat leaks from the same joint
  • A second bead peeling off the first
  • Movement joints that have split or pulled away
  • Sealant that came away because the surface wasn’t prepared

For landlords with property near Blackwater station, botched sealant from a previous quick fix is easier to strip out between tenants.

What to look for in a quote

  • When the joint can take water or movement
  • Whether VAT is included
  • What product goes in the joint
  • Who turns up on the day

Our hiring checklist

How it works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. In a smaller place like College Town, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
