The Warren questions
Do you work for landlords with property near Martins Heron station?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Do you cover smaller places like The Warren?
Yes. The Warren is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can you fill the gap behind a fire door frame?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Do you work in flats, HMOs and commercial buildings?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we will plan the work to suit.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Fire rated sealant in The Warren
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. If you have old fire sealant that has split or come away and fire stopping disturbed by later work, we can help, whatever the surface.
Community buildings, schools and small businesses around places like The Warren have washrooms and kitchens that see a lot of use. Sealant and fire-rated joints there matter as much as in any larger building.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Commercial buildings in The Warren
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. Bracknell, which The Warren is part of, is one of England’s post-war new towns. Like the other new towns, Bracknell was planned with its own areas for industry and business, so there are offices, units and workplaces not far from home. Their washrooms, kitchens and fire-rated joints need the same upkeep as anywhere.
Letting a property close to Martins Heron station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Community buildings like St Paul are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

How the job changes by surface
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified, flat by flat if needed.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Plan fire stopping into any work that goes through walls or floors
- Tell trades working in the building that fire seals must be put back
- Check whether a sealant can be painted before decorating over it
- Check risers, ceiling voids and cupboards during building checks
Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t, so ask us which we used.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.
What we’re called out for in The Warren
Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.
Most people get in touch when they notice something like this:
- Fire stopping disturbed by later work
- Joints picked up in a fire-stopping survey
- Fire seals that have cracked with movement
- Ordinary sealant used where a fire-rated product was needed
For site and facilities teams at buildings such as Harmans Water Primary School, service openings in fire-resisting walls need checking after any refurbishment.

How it works
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a handful of gaps, and longer for a whole building. In a smaller place like The Warren, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your files.
Before we arrive
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- Tell us if parking is tricky

Advice
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- A wall that isn’t a fire-resisting element to begin with
- Sign-off of the building, which sits with building control or your assessor
- Doors that aren’t fire doors in the first place
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before booking.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
