Sand mastic for sash & case windows in New Abbey, Dumfries and Galloway
Window and door surrounds in New Abbey need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Cracked mastic round a front door frame
- Weathered mastic on the most exposed windows
- A silicone bead on a sash window that spoils the look
Why deal with it now?
Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In an older home around New Abbey, damp from a failed joint can get into timber and plaster.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

How we handle sand mastic in New Abbey
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. Common call-outs are for open joints round the window box and draughts and rain around sash boxes, on tenement windows, period & listed homes and timber door frames.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Windows and doors in New Abbey
New Abbey is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around New Abbey Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Around New Abbey, as everywhere, sand mastic is only as good as the preparation behind it.

How it works
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Outside jobs in New Abbey need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in

Advice
How we quote for sand mastic
Your quote is based on your job. We take into account:
- Whether the work is at height
- The amount of work
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- Where the job is, and your postcode
- The problem you’ve noticed
- Whether it has been sealed before
- The rough size of the job
We do not publish a price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Keeping the joints in good condition
So the new joints stay in good condition:
- Have rotten timber repaired before new mastic goes in
- Do not run silicone over sand mastic
- Look over the window mastic once a year
- Keep sills and gutters clear so water drains away
Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
Surface by surface
Period and listed homes
Period homes look their best with traditional materials.
Sash and case windows
Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.
New Abbey questions
Does the coastal weather in New Abbey affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Will you come out to New Abbey?
Yes, New Abbey is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you match the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
