How we handle sand mastic in Beeswing

If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. Typical jobs include gaps where the frame meets the masonry and mastic that needs renewing before redecorating, across brick reveals, sash and case windows and timber door frames.

Mastic can only go onto a dry joint, so outside work in Beeswing depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in Beeswing and across Dumfries and Galloway. We can quote a run of properties together.

Leave it or put it right?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad and new mastic seals them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Sand mastic in Beeswing: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as Lochend Church Of Scotland, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Common questions in Beeswing

Do you cover smaller places like Beeswing?

Yes, Beeswing is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is sand mastic in Beeswing guaranteed?

All our work, in Beeswing and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do I need permission for sand mastic on a listed building?

Speak to your local planning authority before work starts. Sand mastic is often favoured as like for like but the decision is theirs.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Are you fully insured?

Yes. We’re fully insured.

Should I use sand mastic or silicone?

For period timber windows in stone or brick, sand mastic is often the better fit. Modern frames normally suit a flexible sealant.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you need sand mastic in Beeswing?

Sand mastic slowly weathers. It dries out, cracks and loses its grip from the frame or the masonry.

These are the problems we’re asked about most:

  • Mastic dropping out of the joint
  • Silicone on a period window that looks wrong
  • Cracked mastic round a front door frame
  • Old cement repairs round a window that have failed

Around Beeswing, as everywhere, sand mastic is only as good as the preparation behind it.

10 questions to ask before you book

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. Outdoor work around Beeswing depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

Advice

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Find out about consent before window work on a listed home
  • Look over the window mastic once a year
  • Ask a joiner to look at soft timber first
  • Keep modern sealant off the mastic

Don’t run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.
