Sand mastic for homes and businesses in Midmar
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant, and we’ll talk through which suits your home. We work on tenement windows, period & listed homes and timber door frames, and the jobs we see most are tired mastic found when preparing windows for paint and gaps between timber frames and stone or brick.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Looking after it afterwards
A little care helps the new joints last. Our advice:
- Ask the planning authority about consent for listed or conservation-area homes
- Sort the mastic before the decorators arrive
- Avoid patching sand mastic with silicone
- Do not paint over the new mastic
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Why it’s worth doing now in Midmar
Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry so renewing it early protects the window. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.
Why choose Mr Mastic in Midmar

Midmar homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

What happens on the day
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours per window, depending on the condition of the joints. Around Midmar, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Try not to wet indoor joints just before the visit
- Mention any parking rules near the property
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Advice
Common problems we fix in Midmar
Shallow joints are a common cause. Mastic that’s too thin cracks and drops out, which is why we pack deep voids first and get the depth right.
The problems people normally mention when they call include:
- Window mastic to renew ahead of painting
- Modern sealant on a period surround
- Gaps round a timber door in stone or brick
- Failed mastic on an exposed elevation
In and around Midmar, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

How we quote for sand mastic
The quote reflects the job in front of us. We look at:
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- Any mould that needs treating
- Whether the work is at height
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
There’s no need for technical detail. Just tell us:
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- Where the job is, and your postcode
- The type of property
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
