Remedial sealant in Spittal

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that won’t fix it. We work on mouldy bath & shower sealant, shrunken worktop sealant and botched or over-sealed joints, and people most often call us about leaks that keep coming back after resealing and smears and lumps from a botched reseal.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep the room well ventilated
  • Keep bleach and abrasives off the bead
  • Have loose fittings fixed before resealing
  • Ask why a joint failed before redoing it

Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

What remedial sealant looks like in Spittal

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Around Spittal, as everywhere, remedial sealant is only as good as the preparation behind it.

Your questions about remedial sealant in Spittal

Is Spittal within the area you cover?

Yes, Spittal is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is remedial sealant in Spittal guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Spittal, along with the rest of our area.

How long does remedial resealing take?

Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How the visit works

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours, depending on how many layers have to come out for a typical job. For a place like Spittal, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work

How the job changes by surface

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacing)
  • A tray or worktop that needs refixing first

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints

Leave it or put it right?

Remedial work takes longer than a straight reseal, but not by much: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In a place like Spittal, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What we are called out for in Spittal

Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

The most common problems we see are:

  • Products that weren’t meant for the joint
  • Movement joints that have split or pulled away
  • Wide, uneven beads that look worse than the old ones
  • Dark patches showing through the sealant

For jobs in and around Spittal, choosing the right material for each joint is as important as a tidy finish.

Quotes for remedial sealant in Spittal

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • The number and length of the joints
  • Any working-time requirements on site
  • Whether there’s mould to deal with

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • Roughly how big the job is
  • What’s wrong with the joints now
  • Whether it’s a home or a business

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
