Remedial sealant for Colinton homes and businesses

Remedial sealant for homes and businesses in Colinton

Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you are dealing with leaks that keep coming back after resealing and beads that never stuck properly, we can help.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Colinton as anywhere in the city.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed
  • A cracked shower tray or bath (that needs repair or replacing)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant

Landlord and commercial work in Colinton

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Colinton, tell us the floor, how the door entry system works and where we can park nearby.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in

Advice

How the job changes by surface

Mouldy bath & shower sealant

Mould that has grown into silicone doesn’t clean out for good. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing stops that, so the sealant grips the two sides only.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the cost of remedial sealant

Jobs vary more than people expect. What affects the quote:

  • The old material and how stubborn it is
  • Which sealant suits the joint
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

For remedial sealant in Colinton, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Colinton: your questions answered

Do you cover Colinton for remedial sealant?

Yes. Our work covers the whole of Scotland, and Colinton is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Can you help a landlord with a rental near Kingsknowe station?

Yes. We work for landlords and letting agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Are you insured?

Yes. Full insurance covers our work.

Do you fix expansion and movement joints?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

Can you take off two layers of silicone?

Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Do you need remedial sealant in Colinton?

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

Any of these means the joints need attention:

  • Products that weren’t meant for the joint
  • Worktop sealant that has shrunk and split
  • Leaks that keep coming back after resealing
  • Movement joints that have split or pulled away

For an older house near a landmark such as Colinton Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Bathrooms and kitchens in Colinton

Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Kingsknowe station, botched sealant from a previous quick fix is easier to strip out between tenants. Schools such as Army School of Bagpipe Music and Highland Drumming are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
