How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Run the fan after every shower
  • Do not point over movement joints
  • Look for stains below bathrooms now and then
  • Don’t add new sealant on top of old

Keep the room ventilated: run the fan during and after showers, or open a window.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Remedial sealant for homes and businesses in Airbles

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. Common call-outs are for torn expansion joints and gaps opening along the back of the worktop, on botched or over-sealed joints, expansion joints and mouldy bath & shower sealant.

For a place like Airbles, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

You get a 12-month guarantee, the same in Airbles as everywhere else we work.

How we quote for remedial sealant

Jobs vary more than people expect. What affects the quote:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Access and height
  • How much old sealant there is and how hard it is to remove

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

If you are in Airbles and need remedial sealant, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before work begins.

Leave it or put it right?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. In a place like Airbles, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

What the job involves on each surface

Windows & doors

A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal.

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours for a typical bath or shower, longer where several layers have been applied in most cases. Outside jobs in Airbles need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Advice

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Plumbing leaks behind walls or under trays
  • Older mastics that may need an asbestos check before removal
  • Cracks in the fitting rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Remedial sealant around Airbles

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Airbles station? Then botched sealant from a previous quick fix is easier to strip out between tenants. If you look after a building such as Dalziel High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Airbles: your questions answered

Is Airbles within the area you cover?

Yes. Airbles is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Airbles station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you guarantee remedial jobs?

Yes, for 12 months. If we’ve pointed out another problem, getting it fixed helps the new joint last.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
