Regrouting for Viables homes and businesses

Regrouting in Viables, done properly

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you phone 0345 464 0079 or send us an email. We work on wet rooms, shower walls and tiled floors, and common reasons people get in touch are grout in corners that has cracked and grout washed out of a shower.

Around Viables, you will mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

All of our work is guaranteed for twelve months, in Viables and everywhere else we cover.

For landlords and businesses

For anyone letting property in or around Viables, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How the job changes by surface

Kitchen splashbacks

Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • A floor or wall that keeps moving
  • A leaking wet room membrane
  • A leaking shower valve or waste

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours, or longer for a fully tiled room. In a smaller place like Viables, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • Tell us about any previous sealing or DIY attempts

Advice

What happens if it’s left?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. Around Viables, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What regrouting looks like in Viables

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Basingstoke station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. Schools such as St John's Church of England Voluntary Aided Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Viables questions

I let a flat near Basingstoke station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Will you come out to Viables?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with the work?

There’s a 12-month guarantee on every job.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we will ask.

Do you have insurance?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

How long will you be here?

A typical job takes a few hours, or longer for a fully tiled room, including preparation and clearing up. We’ll confirm how long when we quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Looking after it afterwards

Aftercare is simple:

  • Give the walls a quick rinse after use
  • Clean with a soft brush, not anything metal
  • Keep an eye on the silicone along the edges
  • Do not use strong acidic cleaners on grout

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.
