Tower Hamlets homes and their sealant

Tower Hamlets is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Tower Hamlets. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you look after a building such as Priory Fields School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Peter and St Paul include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Regrouting in Tower Hamlets

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. Typical jobs include grout that stays dark however much it’s cleaned and grout in corners that has cracked, across bathroom wall tiles, tiled floors and kitchen splashbacks.

In and around Tower Hamlets, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

FAQs for Tower Hamlets

Is Tower Hamlets within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Tower Hamlets?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

How long does regrouting take?

Most jobs take a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can you regrout if a few tiles are loose?

Tiles that have come away need sorting first. We will show you which ones before any grout comes out.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

How long should I wait before showering?

We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.

Leave it or put it right?

Grouting over old grout rarely lasts. A thin skin on top tends to break off, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Around Tower Hamlets, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before work begins.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What affects the quote in Tower Hamlets

The price is agreed before any work begins. It’s based on:

  • The old material and how stubborn it is
  • How many areas need sealing
  • When we can work, for business premises
  • The type of sealant required

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Waterproofing that has failed below the tiling
  • Tiles that have come away from the wall
  • Movement in a stud wall or floor

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

Surfaces we seal

  • Bathroom wall tiles
  • Bathroom floors
  • Wet rooms
  • Shower walls
  • Tiled floors
  • Kitchen splashbacks

The process

At the end, we look at the finished work together. The work normally takes a few hours, or longer for a fully tiled room, depending on the amount of work. A visit to Tower Hamlets is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
  • On commercial sites, let us know about site rules

Aftercare tips

So the new joints stay in good condition:

  • Stick to mild products for cleaning grout
  • Avoid neat bleach and strong acid descalers on grout
  • Rinse the tiles after showering
  • Open a window or run the fan to clear steam

Have any tile that moves checked straight away. Movement will crack the new grout and open a path for water.

Leaving failed grout can mean tiles come loose. By then, new grout alone isn’t enough, so it’s worth acting early.

What we’re called out for in Tower Hamlets

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, until the joints are rough and low.

Most people get in touch after spotting one of these:

  • Grout that’s cracking and breaking up
  • Greasy, stained grout behind the hob
  • Floor grout that will not come clean
  • Good tiles let down by tired grout

Rented homes near Dover Priory station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.
