What we are called out for in Tarbrax
Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down with repeated use, leaving the joints sunken and rough.
Keep an eye out for these signs:
- Dirty, worn grout on a tiled floor
- Corners filled with grout instead of silicone
- Old grout in a dated colour
- Grout that stays dark however much it’s cleaned
Rented homes near Addiewell station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What your quote should include
- What product goes in the joint
- Who does the work, and how experienced they are
- Whether you can choose the colour
- Is VAT in the price?
Regrouting in Tarbrax
If you’ve been scrubbing grout that won’t come clean, the discolouration has generally soaked into the grout. Replacing it is the lasting answer, and it’s a chance to change the colour too. We work on tiled floors, kitchen splashbacks and wet rooms, and people most often call us about dirty, worn grout on a tiled floor and grout in corners that has cracked.
In and around a place like Tarbrax, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
Whatever the size of the job, you get the same 12-month guarantee in Tarbrax and across West Lothian.

Landlords, agents and businesses in Tarbrax
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Surface by surface
Shower walls
Shower walls get wet every day, so grout there works hardest. It’s often the first place grout washes out.
Wet rooms
Wet rooms have water across the floor, so good grout is important. We check the tiles first.
What happens if it’s left?
Grout pens and paint-on colourants only cover the surface. They do not fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Why us?
- More than 20 years in sealant work
- Full insurance on every job
- ARBOMaster approved applicator
- Homes, businesses and hotels

How to look after the new joints
So the new joints stay in good condition:
- Keep harsh bleach and acid cleaners off the grout
- Don’t ignore a tile that feels loose
- Check the corner silicone every few months
- Use gentle cleaners on grout
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
Tarbrax homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you live in an older home near Tarbrax Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Tarbrax: your questions answered
Do you cover smaller places like Tarbrax?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Addiewell station?
Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can you regrout if a few tiles are loose?
Tiles that have come away need sorting first. We’ll show you which ones before any grout comes out.
How long does regrouting take?
Typically it takes a few hours for a shower enclosure, longer for a whole room. Larger jobs naturally take longer, and we will tell you how long to expect.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. Outdoor work around Tarbrax depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
