Bathroom resealing in Tarbrax

About our bathroom resealing in Tarbrax

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, baths and sinks & splashbacks, and people most often call us about water getting behind the kitchen upstand and water getting behind the bath panel.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Big or small, it’s backed by our 12-month guarantee in Tarbrax and across West Lothian.

What the job involves on each surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

How we quote for bathroom resealing

We don’t publish a price list, because jobs vary so much. What we look at:

  • Mould in or behind the old joints
  • Which sealant suits the joint
  • The number of rooms or windows
  • When we can work, for business premises

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

To make quoting easier, let us know:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

Bathroom resealing in Tarbrax: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Addiewell station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. Most jobs take half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints

When something else is needed

A few problems are outside what sealant work can do:

  • A tray or bath that’s cracked through
  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Squeegee the walls and tray after use
  • Keep an eye on the corners, where splits start

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

What happens if it’s left?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a place like Tarbrax, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What you get with us

  • Arbo and Everbuild products
  • Homes, businesses and hotels
  • Every job guaranteed for a year

When to call us in Tarbrax

Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

These are the problems we’re asked about most:

  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt
  • Splits where the tray meets the wall
  • Mouldy sealant that has gone black

If you live in an older home near Tarbrax Church, walls and floors in older homes can move, and sealant and grout show it first.

Before you book anyone

  • How hidden problems are handled
  • When the joint can take water or movement
  • The length of the guarantee
  • Whether all the old sealant comes out first

Choosing a sealant specialist

Your questions about bathroom resealing in Tarbrax

Do you work for landlords with property near Addiewell station?

Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Tarbrax?

Yes, Tarbrax is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Where do you work from?

Mr Mastic is based in Crawley. We cover Tarbrax and the rest of West Lothian.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
