Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
If you let a flat or house near Addiewell station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Glazing silicone in Tarbrax
We do not replace glass and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. If you are dealing with a quick top-up bead that didn’t last and water escaping where a screen meets the wall, we can help, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Why act early in Tarbrax
Resealing can’t fix a failed unit or a cracked panel. We say so plainly and point you to a glazier or roofer. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Quotes for glazing silicone in Tarbrax
Your quote is based on your job. We take into account:
- Whether the work is at height
- Mould in or behind the old joints
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
Asking for a quote
When you call or email, it’s useful to know:
- Where the property is
- Whether it’s a home or a business
- A few photos by email, if you can
- Whether it has been sealed before
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming through the roof rather than a sealant joint
- Cracked or broken glass
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Glass balustrade bases
- Rooflights
- Glass-to-glass joints
- Glass-to-frame joints

Tarbrax questions
Is Tarbrax in your area for glazing silicone?
Yes, Tarbrax is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Will you come out to Tarbrax?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Can you just put new silicone over the old?
A top-up rarely holds. Fresh silicone won’t bond to cured silicone so we take it all out and start clean.
Do you fit new glass or sealed units?
That is not something we do. Misting between panes means the sealed unit has failed and needs replacing by a glazier.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Look over the glazing joints once a year
- Avoid scraping close to the bead
- Use a gentle glass cleaner and a soft cloth
- Avoid strong solvents on or near the sealant
Don’t use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.
Conservatory leaks rarely stay small. Water travels along the frame and into the wall, so get it looked at when you first see it.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours, depending on how many joints need doing, depending on the size of the job. Around Tarbrax, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We start by finding the leak and making sure sealant is the cause.
- We cut out the failed silicone, taking care of the glass and frame.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
How to prepare
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
- Tell us if parking is tricky

Advice
Signs you need glazing silicone in Tarbrax
Silicone won’t bond to a dirty surface. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.
People normally contact us when they notice something like this:
- Mouldy sealant around glass panels
- Failed joints on frameless glass
- Leaks from the base of a shower screen
- Water running down inside the glass
For an older house near a landmark such as Tarbrax Church, the joint between an old wall and a newer frame is normally the first place rain gets in.
Questions to ask before you book
- Is VAT in the price?
- When the joint can take water or movement
- Who turns up on the day
- Which colour the sealant will be
