Regrouting in Southend

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. Typical jobs include dirty, worn grout on a tiled floor and shower grout that has worn away, on shower walls, tiled floors and bathroom wall tiles.

In and around a place like Southend, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All our work is covered by a one-year guarantee, wherever you are in Argyll and Bute.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Common questions in Southend

Is regrouting in Southend guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will you come out to Southend?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Are you insured?

Yes, we are fully insured.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Should corners be grouted or sealed?

Flexible sealant. Grout is for the joints between tiles and moving joints need sealant.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to a full day, depending on the area. Outdoor work around Southend depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

What affects the quote in Southend

The quote reflects the job in front of us. We take into account:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • The size of the job

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Roughly how big the job is
  • The address or postcode of the job

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.

Work for landlords, hotels and businesses

Landlords and agents in Southend can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

If you manage several properties in or around Southend, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Do you need regrouting in Southend?

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

The problems people usually mention when they call are:

  • Good tiles let down by tired grout
  • Crumbling grout between the tiles
  • Grout in a colour the owner wants to change
  • Floor grout that will not come clean

Around Southend, as everywhere, regrouting is only as good as the preparation behind it.

10 questions to ask before booking

Surface by surface

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

Bathrooms and kitchens in Southend

Southend is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

In the older streets around St Columba's United Presbyterian Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Tiles that are loose or hollow behind
  • Waterproofing that has failed below the tiling
  • Movement in a stud wall or floor
