Work for landlords, hotels and businesses

Regrouting in Blackwaterfoot

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We’re often asked to deal with a grout colour that no longer suits the room and grout that makes sound tiles look old, across kitchen splashbacks, wet rooms and bathroom wall tiles.

A bathroom in a place like Blackwaterfoot gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work is covered by a 12-month guarantee, wherever you are in North Ayrshire.

Regrouting around Blackwaterfoot

Blackwaterfoot is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Blackwaterfoot, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. For an older house near a landmark such as St Molios Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Blackwaterfoot is about 24 miles south-west of Saltcoats, in North Ayrshire. Anywhere in KA27, we can carry out regrouting at your property. Our North Ayrshire coverage runs to 53 places, and Blackwaterfoot is one of them. We also work in Glasgow, about 48 miles from Blackwaterfoot.

Postcode districts we cover here for regrouting: KA27. Whether your property is on Harbourview, Harbour View and Kinloch Court or anywhere close by, we can help. We also cover the places around Blackwaterfoot: North Feorline (1 mile north-east), Torbeg (1 mile north-east), Birchburn (1 mile north-east), Shiskine (2 miles north-east) and Pien (2 miles north-east). Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a shower enclosure, longer for a whole room. Around Blackwaterfoot, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

What sealant work can’t fix

We will not take on work that will not last, so here’s what sealant cannot put right:

  • A structure that flexes behind the tiles
  • Tiles that have come away from the wall
  • Cracked or broken tiles

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Kitchen splashbacks
  • Tiled floors
  • Shower walls
  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep harsh bleach and acid cleaners off the grout
  • Get any tile that moves checked promptly
  • Give the walls a quick rinse after use
  • Check the corner silicone every few months

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.

Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

Quotes for regrouting in Blackwaterfoot

Jobs vary more than people expect. The main factors:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The product the joint needs

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Helping us quote

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • Photos by email, if that’s easy

We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

Why it’s worth doing now in Blackwaterfoot

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Dealing with it now keeps it small. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit is generally more efficient than separate visits. We will send you a clear quote for the lot.

Blackwaterfoot questions

Can you do regrouting in Blackwaterfoot?

Yes, Blackwaterfoot is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do you cover smaller places like Blackwaterfoot?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is regrouting a chance to pick a new grout colour?

Yes. Many clients do. A darker grout hides marks better and lighter grout gives a fresher look.

Is the work guaranteed?

All our work carries a one-year guarantee.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

Will the sealant be renewed as well as the grout?

We generally do. Fresh grout next to old, mouldy silicone would look odd and could still leak.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

How long should I wait before showering?

We give you a time before we leave. The wait depends on the products and conditions, so follow the time we give you.

How the job changes by surface

Wet rooms

New grout in a wet room keeps the surface sound. It cannot fix waterproofing below the tiles.

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
