Regrouting for Shandon homes and businesses

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

About our regrouting in Shandon

When grout stays dark however much you clean it, the discolouration has usually soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you’re at it. We work on kitchen splashbacks, tiled floors and bathroom floors, and common reasons people get in touch are a grout colour that no longer suits the room and good tiles let down by tired grout.

For a place like Shandon, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

When to call us in Shandon

Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.

These are the problems we are asked about most:

  • Grout in corners that has cracked
  • Greasy, stained grout behind the hob
  • A grout colour that no longer suits the room
  • Grout washed out of a shower

In the older streets around Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • What happens if the job turns out different
  • Who does the work, and how experienced they are
  • What the quote includes, VAT included or not
  • Whether they’re fully insured

Shandon homes and their sealant

Shandon is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Letting a property close to Helensburgh Upper station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Shandon is about 3 miles north-west of Helensburgh, in Argyll and Bute. What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours, or longer for a fully tiled room. Outdoor work around Shandon depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Advice

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Shandon: your questions answered

Can you do regrouting in Shandon?

Yes. We work across all of Scotland, and Shandon is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Shandon within the area you cover?

Yes. Shandon is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you regrout part of a bathroom, like the shower?

Yes, that’s common. Shower grout tends to go before the rest, so many people regrout just that part.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

How do I get a quote for regrouting in Shandon?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Skip wire brushes and scourers
  • Check the corner silicone every few months
  • Avoid neat bleach and strong acid descalers on grout
  • Rinse the tiles after showering

We’ll tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.

How the job changes by surface

Wet rooms

Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

Why it’s worth doing now in Shandon

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Dealing with it now keeps it small. Around Shandon, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
