Plantation Regrouting
Our applicators work in Plantation on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Greasy, stained grout behind the hob
- Corners filled with grout instead of silicone
- Grout washed out of a shower
Regrouting in Plantation
We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Either way, tiled areas in Plantation are handled the same careful way. We work on wet rooms, shower walls and tiled floors, and people most often call us about grout stained black or orange that won’t clean and old grout in a dated colour.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Plantation as anywhere in the city.
All of our work is guaranteed for twelve months, in Plantation and everywhere else we cover.

Landlord and commercial work in Plantation
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
When it isn’t the sealant
Before booking, it’s worth knowing the limits:
- A leaking wet room membrane
- A structure that flexes behind the tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

How it works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on the area. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Plantation, it helps to know the floor, the door entry arrangements and the nearest parking.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- On commercial sites, let us know about site rules
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height

Your questions about regrouting in Plantation
Do you work in hotels near Plantation?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you help a landlord with a rental near Exhibition Centre station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will the sealant be renewed as well as the grout?
Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Wipe or squeegee the shower walls
- Clean grout with a mild bathroom cleaner
- Keep harsh bleach and acid cleaners off the grout
- Clean with a soft brush, not anything metal
Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

What else we do in Plantation
What we are called out for in Plantation
Soap scum and limescale build up on grout that is hard to shift. The grout beneath can stain and weaken, which is when replacing it makes sense.
The problems people generally mention when they call include:
- Cracked or crumbling grout lines
- Grout washed out of a shower
- Greasy, stained grout behind the hob
- Grout that stays dark however much it’s cleaned
Letting a property close to Exhibition Centre station? Then a regrout while the flat is empty is quicker than working around a tenant.

- Which sealant they’ll use, and why
- Whether they’re fully insured
- How long the guarantee is
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathrooms and kitchens in Plantation
Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Schools such as Lorne Street Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
