About our regrouting in Minishant
Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. We work on wet rooms, bathroom floors and bathroom wall tiles, and the jobs we see most are cracked grout along the bath or tray and discoloured grout on otherwise sound tiles.
For a place like Minishant, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Each job carries a 12-month guarantee, large or small.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips
After the cure time, these simple habits help:
- Keep an eye on the silicone along the edges
- Keep the fan on after showering
- Rinse soap off the tiles after each shower
- Clean with a soft brush, not anything metal
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well to help it dry out.
Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.
Honest limits
Before booking, it’s worth knowing the limits:
- Failed tanking or waterproofing under the tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
- Loose tiles, which need refixing first
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Bathrooms and kitchens in Minishant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Related advice
Leave it or put it right?
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. In an older home around Minishant, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
