Lochore Regrouting
Tiled areas in Lochore need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Grout in a colour the owner wants to change
- Grout that makes sound tiles look old
- Corners filled with grout instead of silicone
About our regrouting in Lochore
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you have floor grout that has worn and darkened and splashback grout that has darkened, we can put it right, on tiled floors, wet rooms and bathroom floors alike.
Bathrooms in smaller places like Lochore work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

FAQs for Lochore
Can you help a landlord with a rental near Lochgelly station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Is Lochore in your area for regrouting?
Yes. We work across all of Scotland, and Lochore is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
What if some of my tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that and we’ll say so before going ahead.
How much does regrouting cost in Lochore?
Size, access and the old material all affect the cost. Ask us for a quote.
How long does the job take?
Most jobs take a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. We will confirm how long when we quote.
Do you regrout part of a bathroom, like the shower?
We can. We’ll look at the rest of the room too and tell you if anything else needs attention.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Different surfaces, different methods
Wet rooms
New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.
What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, or longer for a fully tiled room. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Before we arrive
- Mention any parking rules near the property
- Mention any sign-in or site rules at work premises
- For indoor joints, keep the area dry beforehand if you can

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What regrouting looks like in Lochore
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you look after a building such as Lochgelly High School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Ballingry Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Signs you need regrouting in Lochore
Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has generally got into the grout.
Any of these means the joints need attention:
- Discoloured grout on otherwise sound tiles
- Grout that’s cracking and breaking up
- Grout that stays dark however much it’s cleaned
- Shower grout that has worn away
Rented homes near Lochgelly station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

When it isn’t the sealant
We will not take on work that won’t last, so here’s what sealant can’t put right:
- A floor or wall that keeps moving
- Damaged tiles that need replacing
- Water coming from plumbing rather than grout
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Kitchen splashbacks
- Bathroom wall tiles
- Shower walls
- Bathroom floors
- Tiled floors
- Wet rooms
Keeping the joints in good condition
So the new joints stay in good condition:
- Look at the sealant in the corners now and then
- Keep the fan on after showering
- Use gentle cleaners on grout
- Get any tile that moves checked promptly
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.
