Quotes for sand mastic in Lochore

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • Any mould that needs treating
  • The size of the job

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Sand mastic in Lochore, done properly

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it, so ask us before you decorate. We work on brick reveals, period & listed homes and sash and case windows, and people most often call us about tired mastic found when preparing windows for paint and a silicone bead on a sash window that spoils the look.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to a full day, depending on how many windows. For a place like Lochore, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

What happens if it’s left?

New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

What the job involves on each surface

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.

Honest limits

Before booking, it’s worth knowing the limits too:

  • Masonry that needs repairing
  • Putty and glazing repairs
  • Timber that has rotted

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Sash and case windows
  • Timber door frames
  • Brick reveals
  • Period & listed homes
  • Stone surrounds
  • Tenement windows

How to look after the new joints

So the new joints stay in good condition:

  • Make sure water runs off the sill
  • Inspect the joints round the windows every year or so
  • Ask the planning authority about consent for listed or conservation-area homes
  • Avoid patching sand mastic with silicone

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

Lochore homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as Lochgelly High School, larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Lochgelly station, older sash windows in a rental need their mastic kept sound to keep the weather out. Homes close to Ballingry Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
