Sand mastic for homes and businesses in Keltybridge
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We work on brick reveals, stone surrounds and sash and case windows, and common reasons people get in touch are old cement repairs round a window that have failed and draughts and rain around sash boxes.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Why act early in Keltybridge
Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why us?
- 20+ years of sealant experience
- Every job guaranteed for a year
- Approved under the ARBOMaster scheme
- We are fully insured
When something else is needed
We will not take on work that will not last, so these are the limits:
- Masonry that needs repairing
- Broken panes
- Planning or listed building consent (your local planning authority decides)
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Brick reveals
- Stone surrounds
- Tenement windows
- Period & listed homes
- Timber door frames
- Sash and case windows
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Find out about consent before window work on a listed home
- Ask a joiner to look at soft timber first
- Avoid patching sand mastic with silicone
- Plan mastic work ahead of painting
Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.
What sand mastic looks like in Keltybridge
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Cowdenbeath station, older sash windows in a rental need their mastic kept sound to keep the weather out. Managing a site like Beath High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Common questions in Keltybridge
Can you do sand mastic in Keltybridge?
Yes, Keltybridge is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Do you work for landlords with property near Cowdenbeath station?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you remove the old sealant?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Should I check with the council before work on a listed or conservation-area home?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for work on a listed home or in a conservation area.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Landlord and commercial work in Keltybridge

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
How we quote for sand mastic
We quote each job individually. This is what makes a difference:
- Whether there’s mould to deal with
- The product the joint needs
- The size of the job
- The old material and how stubborn it is
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Roughly how big the job is
- Whether it has been sealed before
- Photos by email, if that’s easy
- What the problem is, such as mould, gaps, leaks or cracking
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.
Signs you need sand mastic in Keltybridge
Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.
Any of these means the joints need attention:
- Tired mastic found when preparing windows for paint
- Weathered mastic on the most exposed windows
- Gaps between timber frames and stone or brick
- Gaps round a timber door in stone or brick
In the older streets around Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Is the old sealant removed completely?
- When the joint can take water or movement
- The length of the guarantee
What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Keltybridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check the window surrounds and agree which joints need renewing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
