Gutter sealing for homes and businesses in Keltybridge

Many dripping gutters are just a failed joint or end cap. We clean out the joint, dry it and reseal it with a sealant made for guttering. If the gutter itself has failed, we say so. If you are dealing with drips from gutter joints and end caps and wet patches on the wall under a gutter joint, we can put it right.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Outside joints around Keltybridge

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In the older streets around Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Cowdenbeath station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on the number of joints and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we find the drip and check the gutter is not cracked or sagging.
  2. Old sealant and dirt are removed from the joint.
  3. The area is dried so the sealant can bond.
  4. Gutter or exterior sealant is applied and finished.
  5. The run is checked and any debris near the joints is cleared.

Before we arrive

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Advice

Landlords, agents and businesses in Keltybridge

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Watch for drips in a downpour
  • Check that water runs out of the downpipes
  • Do not leave a sagging gutter
  • Glance at the soffit joints now and then

If a gutter starts to sag, get the brackets looked at. If it drops, the joints will open.

Leaking gutter joints get worse over time. The same spot gets soaked every time it rains, which can lead to staining and damp.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Fascias that need replacing
  • Sagging gutters or broken brackets
  • Leaks from the roof rather than a joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • uPVC fascias
  • Garage door frames
  • Gutter end caps
  • Roofline trims
  • Gutter joints
  • Soffit joints

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Signs you need gutter sealing in Keltybridge

Leaves and moss hold water in the gutter. Standing water finds the weakest joint and leaks out.

Keep an eye out for any of the following:

  • End caps that drip every time it rains
  • Gaps along fascia and soffit joints
  • Damp on an inside wall under a dripping gutter
  • Wet patches on the wall under a gutter joint

Schools such as Beath High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What your quote should include

  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • Is the old sealant removed completely?
