Lochore Window Mastic
Our applicators work in Lochore on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Cracked internal joints between frame and plaster
- Draughts coming in around windows and doors
- Untidy mastic left by window fitters
Common problems we fix in Lochore
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
These are the problems we’re asked about most:
- Gaps between the frame and the inside reveal
- Leaking joints at the ends of sills
- Mastic that has split away from the wall
- A bead that does not match the frame
Homes close to Ballingry Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Window mastic in Lochore, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. Common call-outs are for a bead that doesn’t match the frame and cracked or shrunken mastic around the frame, across timber windows & doors, composite doors and patio & French doors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Windows and doors in Lochore
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you let a flat or house near Lochgelly station, renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Lochgelly High School? Then its window and door frames need their mastic kept sound, just like a home’s.
Lochore is about 6 miles south-west of Glenrothes, in Fife. Lochore gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 133 towns and villages across Fife, from the larger towns to small villages. For nearby work, see our Edinburgh page, about 15 miles away.
Work in KY5 works the same way as everywhere else we cover. If you need window mastic at a property on Scott Place, Loch Leven Terrace and Marmion Road or anywhere close by, we can help. The process
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a handful of frames, longer for a whole house. Around Lochore, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
How to prepare
- Keep pets and children clear of the area while we work
- Mention any tricky access
- Clear items away from the joints we are working on

For landlords and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Surface by surface
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- A failed sealed unit that has misted up
- Broken hinges, locks or handles
- Damp problems in the wall away from the window
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Keep solvents and bleach off the sealant
- Look round the frames every year or so
- Keep paint off silicone joints
- Clear any debris from frame drain holes
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
Common questions in Lochore
Can you help a landlord with a rental near Lochgelly station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you cover smaller places like Lochore?
Yes, Lochore is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you have insurance?
Yes. We’re fully insured.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you when we finish.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you take out the old sealant first?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Do you work for hotels and businesses?
