Do you need window mastic in Crosshill?
Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.
These are the problems we are asked about most:
- Old mastic that has gone black or come away
- Untidy mastic left by window fitters
- Gaps between the frame and the inside reveal
- Sealant in the wrong colour for the frame
Schools such as Lochgelly High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Window mastic in Crosshill, done properly
From a single sill to a whole house of windows, you’ll get a clear quote before work begins. To get one, email us at info@mrmastic.co.uk with the number of frames and any access details for window mastic in Crosshill. We work on window sills, patio & French doors and composite doors, and the jobs we see most are mastic that has split away from the wall and untidy mastic left by window fitters.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Window mastic in Crosshill: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Why it’s worth doing now in Crosshill
Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Do you have insurance?
Yes, we’re fully insured.
Do you guarantee window mastic?
Yes, for 12 months. A yearly look at the joints helps them last.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
What information do you need?
A short description and the location, with pictures by email if possible. We will ask anything else we need to know.
Is the new sealant paintable?
Not generally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
How the visit works
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- Clear items away from the joints we’re working on

How we quote for window mastic
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- Any mould that needs treating
- Whether the work is at height
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
Before you ask for a quote, have a think about:
- The type of property
- Whether it has been sealed before
- The address or postcode of the job
- What’s wrong with the joints now
If you are in Crosshill and need window mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before work begins.
How the job changes by surface
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Soft or decayed wood in the frame
- A door that needs adjusting, rehanging or new seals
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
Joints and surfaces we work on
- Timber windows & doors
- Window sills
- Patio & French doors
- uPVC windows
- Aluminium frames
- Composite doors
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Use gentle cleaners on frames and sealant
- Avoid blasting the frames with a pressure washer
- Walk round the house once a year and look at the joints
- Don’t use solvent cleaners on the joint
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
