Glencraig Window Mastic
Window mastic for Glencraig and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
- Gaps where the sill meets the wall
Do you need window mastic in Glencraig?
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
Most people get in touch when they notice one of these:
- Hard, cracked sealant around windows
- Whistling draughts around closed windows
- Cracked sealant at the sill ends
- Mastic that’s falling out in pieces
Schools such as Lochgelly High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
What to look for in a quote
- When the joint can take water or movement
- What guarantee comes with the work
- How much experience the applicator has
- Which sealant they’ll use, and why
How we handle window mastic in Glencraig
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on patio & French doors, timber windows & doors and aluminium frames, and common reasons people get in touch are mastic that has split away from the wall and rushed sealant from a window installation.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
All our work is covered by a 12-month guarantee, wherever you are in Fife.

Surface by surface
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Window mastic in Glencraig: local notes
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Letting a property close to Lochgelly station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Glencraig questions
Is Glencraig within the area you cover?
Yes, Glencraig is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Glencraig in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Glencraig is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Can you reach windows above the ground floor?
Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Can I paint over the new sealant?
Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Quotes for window mastic in Glencraig
Call for a quick quote. The main things that affect it are:
- How much there is to do
- The number of rooms or windows
- Working hours on commercial sites
- The type of sealant required
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
Asking for a quote
To make quoting easier, let us know:
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
- Photos by email, if that is easy
- How we’d reach the joints
Every job is quoted individually, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.
What happens if it’s left?
Working on frames from a ladder with a sealant gun is not easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.
Why us?
- Any old sealant cut out fully, not covered over
- 12-month guarantee on every job
- Sanitary silicone with an anti-fungal additive in wet areas
- Arbo and Everbuild products

What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes most of a day for a typical house, less for a few frames, depending on how much there is to do. Outdoor work around Glencraig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions
- Mention any tricky access

Looking after it afterwards
Aftercare is simple:
- Paint up to the joint, not over it
- Clear any debris from frame drain holes
- Keep timber frames painted
- Wipe condensation off the frames
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
