Regrouting in King's Park

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you drop us a line at info@mrmastic.co.uk. If you have grout that makes sound tiles look old and old grout in a dated colour, we can help.

In Scotland’s cities, including the area around King's Park, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

When can I use the shower again?

What sealant work cannot fix

We’ll always be straight with you, so here’s what new sealant will not do:

  • A leaking shower valve or waste
  • A leaking wet room membrane
  • Tiles that are chipped or split

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Wet rooms
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors
  • Tiled floors

The process

At the end, we look at the finished work together. The visit itself normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a city area like King's Park, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t use strong acidic cleaners on grout
  • Keep an eye on the silicone along the edges
  • Rinse the tiles after showering
  • Skip wire brushes and scourers

Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What affects the cost of regrouting

For a quick quote, just ask. The main things that affect it are:

  • The product the joint needs
  • How easy the joints are to reach
  • How many areas need sealing
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

To make quoting easier, please include:

  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • The address or postcode of the job
  • The type of property

If you’re in King's Park and need regrouting, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before we start.

Why deal with it now?

Bleach can lighten stained grout for a while, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. For landlords in King's Park, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
