FAQs for Spittal

I let a flat near Croftfoot station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you do regrouting in Spittal?

Yes. Our work covers the whole of Scotland, and Spittal is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Are you fully insured?

Yes. We’re fully insured.

How do I get a quote for regrouting in Spittal?

Size, access and the old material all affect the cost. Ask us for a quote.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Regrouting for homes and businesses in Spittal

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. We work on bathroom floors, bathroom wall tiles and shower walls, and common reasons people get in touch are good tiles let down by tired grout and splashback grout that has darkened.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to a full day, depending on the area. Outdoor work around Spittal depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why it’s worth doing now in Spittal

If tiles are loose, regrouting alone isn’t the answer. We will tell you before we start so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.

Why book with us

  • One-year guarantee on every job
  • An ARBOMaster approved applicator
  • Full insurance on every job
  • Old sealant always removed completely

Regrouting in Spittal: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Croftfoot station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. Managing a site like Stonelaw High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Signs you need regrouting in Spittal

Most grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble, especially in a shower that is used every day.

It’s worth asking for a quote if you see:

  • Grout in corners that has cracked
  • Grout that’s cracking and breaking up
  • Grout that stays dark however much it’s cleaned
  • Grout in a colour the owner wants to change

For an older house near a landmark such as Stonelaw Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Whether VAT is included
  • Which sealant they’ll use, and why
  • What insurance they hold
  • How the surfaces are prepared before sealing
