Spittal: your questions answered

Is Spittal within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do Scottish building rules affect fire-rated sealant work in Spittal?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you seal gaps around fire door frames?

Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself and we will tell you if we spot problems with the door.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Will you assess my building’s fire safety?

No, we do not assess buildings. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

What we do, step by step

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on how many gaps there are in most cases. For a place like Spittal, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

Advice

What the job involves on each surface

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

What fire rated sealant looks like in Spittal

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Letting a property close to Croftfoot station? Then any gap left by new services in shared walls should be closed with a fire-rated product. Schools such as Stonelaw High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. Community buildings like Stonelaw Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What affects the quote in Spittal

Jobs vary more than people expect. The main factors:

  • The number of rooms or windows
  • How easy the joints are to reach
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before we start.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • The type of property
  • Where the property is
  • Any previous sealing or DIY work
  • The problem you’ve noticed

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Landlords, agents and businesses in Spittal

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

For anyone letting property in or around Spittal, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Leave it or put it right?

Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own that doesn’t depend on other work. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why Spittal customers choose us

  • Neat joints and a tidy finish

  • Anti-fungal sanitary silicone in wet areas

Take a look at what affects the cost or customer reviews.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Don’t paint over fire sealant until it has cured
  • Keep the record of products and locations with your fire safety documents
  • Keep pictures of seals that will be hidden
  • Include hidden areas like risers in routine checks

Avoid covering a sealed gap with anything that isn’t part of the tested detail. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.

An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
