Regrouting in Kemptown

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. Common call-outs are for grout that makes sound tiles look old and grout that stays dark however much it’s cleaned, on shower walls, kitchen splashbacks and bathroom wall tiles.

Around Kemptown, you’ll mostly find houses and bungalows, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

We stand behind the work with a 12-month guarantee.

What affects the cost of regrouting

Every job gets its own quote. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How much there is to do
  • How easy the joints are to reach

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, phone 0345 464 0079 or email us.

Kemptown: your questions answered

Is Kemptown within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Brighton station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Is the work guaranteed?

Our one-year guarantee covers every job, including regrouting.

Do you grout the corners?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Can you quote for more than one area?

Yes. Just list everything you need.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Are you insured?

Yes, we are fully insured for every job we do.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Regrouting around Kemptown

Kemptown is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Kemptown has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near Brighton station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you live in an older home near St George's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Kemptown is about 1 mile south-east of Brighton, in Brighton and Hove. Anywhere in BN2, we cover regrouting for homes and businesses. Our Brighton and Hove coverage runs to 30 places, and Kemptown is one of them.

Our applicators cover all of BN2 for regrouting and the streets around it. You will find streets such as Abbey Road, Manor Road and Eastern Road, all of which we cover. Nearby, we also carry out regrouting in Whitehawk (1 mile north-east), Carlton Hill (1 mile north-west), Hanover (1 mile north-west), Brighton (1 mile north-west) and West Hill (2 miles north-west). We also work in nearby towns such as Brighton and Hove (3 miles north-west), Hove (3 miles west), Aldrington (3 miles west), Withdean (3 miles north-west), Hangleton (4 miles north-west) and Patcham (4 miles north-west). Kemptown is among the bigger towns we cover in Brighton and Hove.

Landlord and commercial work in Kemptown

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

For anyone letting property in or around Kemptown, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

How the job changes by surface

Bathroom wall tiles

Splash areas around basins and baths stain first. We can do part of a wall or all of it.

Bathroom floors

Cracked floor grout can point to movement underneath. We check the tiles before regrouting.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Movement in a stud wall or floor
  • Failed tanking or waterproofing under the tiles
  • Water coming from plumbing rather than grout

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.

What we seal

  • Kitchen splashbacks
  • Bathroom wall tiles
  • Wet rooms
  • Shower walls
  • Bathroom floors
  • Tiled floors

How to look after the new joints

To keep the joints looking good and working properly:

  • Stick to mild products for cleaning grout
  • Run the extractor fan during and after a shower
  • Use a soft brush rather than a wire one
  • Do not use strong acidic cleaners on grout

Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough so early action pays.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a shower enclosure, longer for a whole room. In a smaller place like Kemptown, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
