Seven Dials homes and their sealant
Seven Dials is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Seven Dials has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
In the older streets around St Luke's Church Prestonville, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Seven Dials is about 1 mile west of Brighton, in Brighton and Hove. Across the BN1 area, we can carry out regrouting at your property. Our area takes in 30 places across Brighton and Hove, large and small.

How we handle regrouting in Seven Dials
If you’ve been scrubbing grout that won’t come clean, the discolouration has usually soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you’re at it. If you’re dealing with old grout in a dated colour and gaps where the shower grout has gone, we can put it right, whatever the surface.
Even in a smaller place like Seven Dials, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What else we do in Seven Dials
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too in Seven Dials and across Brighton and Hove. Several sites can go on one quote, and we are fully insured for the work.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
How it works
When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work normally takes anything from a few hours to a full day, depending on the area. For a job in Seven Dials, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height

Questions from Seven Dials
Do you work in hotels near Seven Dials?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is Seven Dials within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
What if some of my tiles are loose?
Loose tiles need refixing before regrouting. We’ll point them out before any grout comes out.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
How long does regrouting take?
It depends on the size of the job, but most jobs take anything from a few hours to a full day, depending on the area. We’ll give you a better idea when we quote.
What affects the cost of regrouting
Some jobs are bigger than they look, and some smaller. The main factors:
- The number and length of the joints
- When we can work, for business premises
- The old material and how stubborn it is
- Which sealant suits the joint
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
What we need to know
To help us quote quickly, let us know:
- Any previous sealing or DIY work
- Roughly how big the job is
- The address or postcode of the job
- How we’d reach the joints
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Do you need regrouting in Seven Dials?
Grout used in corners or along the bath cracks because those joints flex. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
It’s worth asking for a quote if you see:
- Crumbling grout between the tiles
- Grout stained black or orange that will not clean
- Grout washed out of a shower
- Old grout in a dated colour
Letting a property close to Brighton station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Different surfaces, different methods
Bathroom wall tiles
Splash areas around basins and baths stain first. We can do part of a wall or all of it.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Rinse soap off the tiles after each shower
- Keep an eye on the silicone along the edges
- Keep the fan on after showering
- Get any tile that moves checked promptly
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well to help it dry out.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
