How we handle regrouting in Saltdean

Regrouting is usually paired with resealing. Grout belongs between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. If you have discoloured grout on otherwise sound tiles and gaps where the shower grout has gone, we can put it right, whatever the surface.

Around Saltdean, you will mostly find houses and bungalows, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Failed tanking or waterproofing under the tiles
  • Movement in a stud wall or floor

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

Surfaces we seal

  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Shower walls
  • Bathroom wall tiles

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a shower enclosure, longer for a whole room. For a job in Saltdean, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

  • On commercial sites, let us know about site rules
  • Tell us about any water getting in

Advice

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What we are called out for in Saltdean

A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.

Look out for these signs:

  • Crumbling grout between the tiles
  • Grout stained black or orange that won’t clean
  • A grout colour that no longer suits the room
  • Discoloured grout on otherwise sound tiles

In the older streets around St Nicholas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What to look for in a quote

  • Is the old sealant removed completely?
  • Who turns up on the day
  • What the cure time is
  • Whether you can choose the colour

Saltdean: your questions answered

Do you work for hotels and guest houses in Saltdean?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Will you come out to Saltdean?

Yes. Saltdean is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

How do I get a quote for regrouting in Saltdean?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

How long does regrouting take?

Typically it takes anything from a few hours to a full day, depending on the area. Larger jobs naturally take longer, and we’ll say how long yours will take.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Why it’s worth doing now in Saltdean

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. Around Saltdean, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Saltdean homes and their sealant

Saltdean is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Rented homes near Southease station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Saltdean Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep the fan on after showering
  • Rinse the tiles after showering
  • Don’t ignore a tile that feels loose
  • Clean grout with a mild bathroom cleaner

A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window to help it dry out.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.
