Regrouting in East Saltdean

Most regrouting jobs include resealing too. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. Common call-outs are for cracked or crumbling grout lines and corners filled with grout instead of silicone, on tiled floors, wet rooms and bathroom floors.

In and around East Saltdean, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the quote in East Saltdean

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether there’s mould to deal with
  • How many areas need sealing
  • Working hours on commercial sites
  • Access and height

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • The rough size of the job
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel

East Saltdean questions

Do you take on hotel work around East Saltdean?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you work for landlords with property near Southease station?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

How long does regrouting take?

Most jobs take a few hours for a shower enclosure, longer for a whole room. We’ll confirm how long when we quote.

When can I use the shower again?

We will tell you on the day. It depends on the grout and the sealant used, so follow the time we give you.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours, or longer for a fully tiled room, including the tidy-up. Parking around East Saltdean is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

Advice

How the job changes by surface

Bathroom floors

Grout on a floor is walked on as well as wetted. It wears and darkens over time.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What happens if it’s left?

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you are looking at retiling. Dealing with it now keeps it small. In a smaller place like East Saltdean, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Stick to mild products for cleaning grout
  • Give the walls a quick rinse after use
  • Avoid neat bleach and strong acid descalers on grout
  • Wipe water off the walls when you’re done

We will tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.

Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

If you manage several properties in or around East Saltdean, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

What regrouting looks like in East Saltdean

East Saltdean is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. East Saltdean has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Schools such as Saltdean Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Southease station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around St Nicholas, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
