How we handle regrouting in Greenfoot

Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. If you are dealing with grout in corners that has cracked and grout washed out of a shower, we can help, on kitchen splashbacks, wet rooms and tiled floors alike.

In and around a place like Greenfoot, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Greenfoot questions

Do you work for landlords with property near Gartcosh station?

Yes. We work for letting agents and landlords as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Greenfoot in your area for regrouting?

Yes, Greenfoot is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

What does regrouting cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Should corners be grouted or sealed?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is the work guaranteed?

Every job comes with our 12-month guarantee, and we’re fully insured.

Where do you work from?

Mr Mastic is based in Crawley. We cover Greenfoot and the rest of North Lanarkshire, along with the rest of our area.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Give the walls a quick rinse after use
  • Avoid neat bleach and strong acid descalers on grout
  • Check the corner silicone every few months
  • Use a squeegee on the tiles after showering

Before we leave, you’ll know when the shower can be used. Stick to that time, and avoid scrubbing the new grout hard for the first few days.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

How it works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. Outdoor work around Greenfoot depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

What regrouting looks like in Greenfoot

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to Church Of Scotland include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Gartcosh station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Greenfoot is about 3 miles north-west of Airdrie, in North Lanarkshire. Jobs in Greenfoot get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 89 places across North Lanarkshire, large and small. Glasgow is on our list too, around 10 miles away.

When something else is needed

New sealant cannot fix everything, and we will tell you before work begins. It will not solve:

  • A leaking shower valve or waste
  • Damaged tiles that need replacing
  • A floor or wall that keeps moving

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Bathroom floors
  • Bathroom wall tiles
  • Tiled floors

Why act early in Greenfoot

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you’re looking at retiling. Sorting it early keeps the job simple. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

When to call us in Greenfoot

Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Signs it’s time to call us include:

  • Floor grout that won’t come clean
  • Grout that is cracking and breaking up
  • Discoloured grout on otherwise sound tiles
  • A grout colour that no longer suits the room

Managing a site like Buchanan High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

We can regroute all the walls in a bathroom, depending on size. It’s a good time to change the grout colour.

Both the grout and the silicone in a wet room matter. We renew both.
