Bathrooms and kitchens in Annathill
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Managing a site like Greenfaulds High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Gartcosh station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Regrouting in Annathill, done properly
Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. If you have floor grout that has worn and darkened and stained grout that cleaning won’t shift, we can help.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Whatever the size of the job, you get the same 12-month guarantee in Annathill and across North Lanarkshire.

Honest limits
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- A leaking wet room membrane
- Cracked or broken tiles
- A structure that flexes behind the tiles
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What happens on the day
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. Outside jobs in Annathill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking the tiles for any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
Before we arrive
- Clear the area around the work
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children

Advice
What the job involves on each surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Shower walls
Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Look at the sealant in the corners now and then
- Rinse soap off the tiles after each shower
- Get any tile that moves checked promptly
- Clean with a soft brush, not anything metal
We’ll tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
Why act early in Annathill
Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

FAQs for Annathill
Is Annathill in your area for regrouting?
Yes. We work across all of Scotland, and Annathill is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Do you cover smaller places like Annathill?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How soon can the shower be used after regrouting?
The wait depends on the materials and how warm the room is. We’ll give you a time to follow at the end of the visit.
What do you need from me for a quote?
A short description and the location. We’ll ask anything else we need to know.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Can you regrout just the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Will the sealant be renewed as well as the grout?
Yes, in most cases. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.
