Greenfoot Remedial Sealant
Removing failed, mouldy or leaking sealant and putting it right for householders, landlords and businesses in Greenfoot. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Worktop sealant that has shrunk and split
- Products that weren’t meant for the joint
- Floor or wall movement joints that have failed
How we handle remedial sealant in Greenfoot
The wrong product in the wrong joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. We are often asked to deal with leaks that keep coming back after resealing and sealant that came away because the surface wasn’t prepared, across expansion joints, leaking tray & enclosure joints and mouldy bath & shower sealant.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
All of our work is guaranteed for twelve months.

How we quote for remedial sealant
There’s no set price list, because no two jobs are the same. The quote depends on:
- Mould in or behind the old joints
- How many areas need sealing
- The type of sealant required
- When we can work, for business premises
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- A few pictures by email, if you can
- How we’d reach the joints
- Where the property is
- The rough size of the job

Greenfoot: your questions answered
Is Greenfoot in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Greenfoot is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
I let a flat near Gartcosh station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
How long before the joint can be used?
That depends on the sealant used, so please follow the time we give you.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you remove sealant that’s been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Do you need remedial sealant in Greenfoot?
One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the new layer peels, and damp and mould settle between them.
Any of these means the joints need attention:
- Leaks that keep coming back after resealing
- Kitchen joints letting water behind the worktop
- Movement joints that have split or pulled away
- Wide, uneven beads that look worse than the old ones
If you live in an older home near Church Of Scotland, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before you book
- What happens if the job turns out different
- Are they insured?
- What the cure time is
- Who does the work, and how experienced they are
The process
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Greenfoot depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
- Clear the area around the work

Advice
Remedial sealant in Greenfoot: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you look after a building such as Buchanan High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Gartcosh station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Different surfaces, different methods
Mouldy bath & shower sealant
Repeat mould usually points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
