Regrouting in Effingham

Across Effingham, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We’re often asked to deal with floor grout that has worn and darkened and gaps where the shower grout has gone, on tiled floors, bathroom wall tiles and shower walls.

Being in a small place like Effingham makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

FAQs for Effingham

Is Effingham in your area for regrouting?

Yes. We work across London and the South East, and Effingham is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

I let a flat near Bookham station. Can you help?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

Do you have insurance?

Yes. Full insurance covers our work.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Is the work guaranteed?

You get our 12-month guarantee on every job. We’re also fully insured.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How it works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a shower enclosure, longer for a whole room. In a small place like Effingham, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Regrouting around Effingham

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Bookham station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. For site and facilities teams at buildings such as St Lawrence Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Effingham is about 4 miles south-west of Leatherhead, in Surrey. Across the KT24 area, we can carry out regrouting at your property. Effingham is one of 395 places in Surrey we cover for regrouting. Crawley is on our list too, around 14 miles away.

Work in KT24 is quoted and booked the same way as anywhere else. If you need regrouting at a property on The Street, Crossways and Church Street or a nearby road, our applicators can take on the job. For a walk, there’s Combe Bottom and Box Hill.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Signs you need regrouting in Effingham

Soap scum and limescale build up on grout that’s hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

It’s worth asking for a quote if you see:

  • Dirty, worn grout on a tiled floor
  • Discoloured grout on otherwise sound tiles
  • Grout that is cracking and breaking up
  • Old grout in a dated colour

In the older streets around Church of St Lawrence, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • What preparation is included
  • Whether you can choose the colour
  • Who turns up on the day
  • What guarantee comes with the work

10 questions to ask before you book

What affects the cost of regrouting

Jobs vary more than people expect. What affects the quote:

  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • When we can work, for business premises

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • A few pictures by email, if you can
  • If someone has resealed it before
  • The type of property
  • How many joints, rooms or windows are involved

To get a quote, call 0345 464 0079 or email us with the location and a short description of the problem. You’ll have a clear quote before any work starts.

How the job changes by surface

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep harsh bleach and acid cleaners off the grout
  • Give the walls a quick rinse after use
  • Keep an eye on the silicone along the edges
  • Use a squeegee on the tiles after showering

We’ll tell you when the area can be used again. Stick to that time, and go gently on the grout at first.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Failed tanking or waterproofing under the tiles
  • Movement in a stud wall or floor
  • Tiles that are chipped or split

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
