Regrouting near East Clandon

Leave it or put it right?

Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Older cottages and farmhouses around East Clandon can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Regrouting for homes and businesses in East Clandon

Before any work starts, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Typical jobs include grout in corners that has cracked and crumbling grout between the tiles, across bathroom wall tiles, wet rooms and kitchen splashbacks.

In a village or hamlet like East Clandon, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Water coming from plumbing rather than grout
  • Cracked or broken tiles
  • A structure that flexes behind the tiles

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Have loose tiles looked at early
  • Stick to mild products for cleaning grout
  • Clean with a soft brush, not anything metal
  • Keep an eye on the silicone along the edges

Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and let the room air.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. In a small place like East Clandon, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

Regrouting around East Clandon

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Homes close to Church of St Thomas of Canterbury include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

What we’re called out for in East Clandon

Most grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

It’s worth asking for a quote if you see:

  • Grout in a colour the owner wants to change
  • Grout that’s cracking and breaking up
  • Stained grout that cleaning will not shift
  • Floor grout that has worn and darkened

Rented homes near Clandon station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
