Regrouting in Edgehead
Regrouting across Edgehead and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Splashback grout that has darkened
- Crumbling grout between the tiles
- Grout in corners that has cracked
What we can’t put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Waterproofing that has failed below the tiling
- A structure that flexes behind the tiles
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

About our regrouting in Edgehead
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. Common call-outs are for grout washed out of a shower and floor grout that has worn and darkened, on tiled floors, kitchen splashbacks and bathroom wall tiles.
In and around a place like Edgehead, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Common questions in Edgehead
Is Edgehead in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Edgehead is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Will you come out to Edgehead?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
When can I use the shower again?
We give you a time before we leave. The wait depends on the products and conditions, so follow the time we give you.
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We’ll show you which ones before any grout comes out.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Clean grout with a mild bathroom cleaner
- Use a soft brush rather than a wire one
- Keep the fan on after showering
- Rinse the tiles after showering
Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well to help it dry out.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
For landlords and businesses
For anyone letting property in or around Edgehead, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Wet rooms
In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.
Bathrooms and kitchens in Edgehead
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you let a flat or house near Newtongrange station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as Newbattle Community High School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Cranston Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What we do, step by step
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Outdoor work around Edgehead depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.

- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Getting ready for the visit

Related advice
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Why it’s worth doing now in Edgehead
Patching a few joints can look like a quick win, but the patches often do not match and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
