When to call us in Crutherland

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before work begins.

The most common problems we see are:

  • Cracked or crumbling grout lines
  • Old grout in a dated colour
  • Stained grout that cleaning will not shift
  • Splashback grout that has darkened

Schools such as Mount Cameron Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before you book

  • How long to leave it before use
  • How the surfaces are prepared before sealing
  • What guarantee comes with the work
  • Whether they’re fully insured

How we handle regrouting in Crutherland

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. If you have splashback grout that has darkened and shower grout that has worn away, we can put it right, whatever the surface.

In and around a place like Crutherland, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Honest limits

It helps to know what we can’t do:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A floor or wall that keeps moving
  • Loose tiles, which need refixing first

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Bathroom wall tiles
  • Tiled floors
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks
  • Wet rooms

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Use a soft brush rather than a wire one
  • Run the extractor fan during and after a shower
  • Avoid neat bleach and strong acid descalers on grout
  • Use gentle cleaners on grout

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

Crutherland questions

I let a flat near East Kilbride station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you do regrouting in Crutherland?

Yes, Crutherland is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Should corners be grouted or sealed?

Flexible sealant. Grout is for the joints between tiles and moving joints need sealant.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What does regrouting cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Landlord and commercial work in Crutherland

If you manage several properties in or around Crutherland, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

How the job changes by surface

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Regrouting around Crutherland

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near East Kilbride station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What we do, step by step

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. Outdoor work around Crutherland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • On commercial sites, let us know about site rules
  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
