Coltness Regrouting

We cover Coltness for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.

  • Crumbling grout between the tiles
  • Discoloured grout on otherwise sound tiles
  • Grout that stays dark however much it’s cleaned

Need regrouting in Coltness?

Surface by surface

Corners and edges

We reseal edges at the same time as regrouting, so everything is renewed at once.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

How we handle regrouting in Coltness

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. If you have dirty, worn grout on a tiled floor and cracked or crumbling grout lines, we can help, whatever the surface.

For a place like Coltness, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes as standard.

What affects the quote in Coltness

Every job gets its own quote. These are the things that affect it:

  • How easy the joints are to reach
  • The type of sealant required
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove

Doing several joints on one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

What to tell us for a quote

To make quoting easier, please include:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • The type of property

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Coltness homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Cleland station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area in most cases. Outdoor work around Coltness depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Advice

Why deal with it now?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Common problems we fix in Coltness

Most grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble, especially in a shower that’s used every day.

Any of these means the joints need attention:

  • Dirty, worn grout on a tiled floor
  • Good tiles let down by tired grout
  • Grout in a colour the owner wants to change
  • Cracked grout along the bath or tray

Managing a site like St. Aidan's Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before you book

Your questions about regrouting in Coltness

I let a flat near Cleland station. Can you help?

Yes. We work for landlords and letting agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Coltness?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

When can I use the shower again?

It varies with the products and the room. We will tell you exactly how long at the end of the visit.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

What information do you need?

A short description and the location. If we need more, we’ll ask.

What if some of my tiles are loose?

Tiles that have come away need sorting first. We will show you which ones before any grout comes out.

What does regrouting cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. We can quote a run of properties together.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
