Coltness questions
I let a flat near Cleland station. Can you help?
Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Is Coltness within the area you cover?
Yes. Coltness is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you replace silicone on a period window with sand mastic?
Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
How long does sand mastic take to go off?
Not straight away. It skins first and hardens fully later, and we will tell you what to expect.
What is sand mastic?
It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.
Sand mastic for homes and businesses in Coltness
We work across Coltness renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you have wind and rain getting in round a sash window and mastic that needs renewing before redecorating, we can put it right, on period & listed homes, brick reveals and stone surrounds alike.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What affects the cost of sand mastic
Jobs vary more than people expect. What affects the quote:
- Any working-time requirements on site
- Access and height
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
When you contact us, it’s useful to know:
- Where the property is
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand.
Frames and glazing around Coltness
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Historic houses like Cambusnethan House (about 2.7 miles south-west) are a reminder that the area around Coltness has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
Cambusnethan House, about 2.7 miles south-west, is one of the historic houses in the wider area around Coltness, and older homes nearby need a sealant that suits their walls. Schools such as St. Aidan's Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep modern sealant off the mastic
- Avoid heavy scraping on the mastic joint
- Look over the window mastic once a year
- Leave the new mastic unpainted
Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.
Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Masonry that needs repairing
- Sash cords, weights and draught-proofing of the sashes
- Decisions on consent for listed homes
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Signs you need sand mastic in Coltness
Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.
These are the problems we’re asked about most:
- Gaps round a timber door in stone or brick
- Old cement repairs round a window that have failed
- Silicone on a period window that looks wrong
- Draughty sash windows at the surround
Letting a property close to Cleland station? Then any sash windows need sound mastic to keep draughts and rain out.
What your quote should include
- When the joint can take water or movement
- What product goes in the joint
- The length of the guarantee
- Who does the work, and how experienced they are
Different surfaces, different methods
Sash and case windows
On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.
Timber door frames
Round a period front door, sand mastic gives the right look.
The process
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere like Coltness may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts
