Balado homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around Balado, as everywhere, regrouting is only as good as the preparation behind it.

How we handle regrouting in Balado
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. We work on bathroom floors, bathroom wall tiles and tiled floors, and the jobs we see most are old grout in a dated colour and cracked grout along the bath or tray.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

About regrouting
How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, or longer for a fully tiled room from start to finish. For a place like Balado, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
How to prepare
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in

Advice
Balado: your questions answered
Is Balado within the area you cover?
Yes, Balado is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work in hotels near Balado?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Can you regrout just the shower?
Yes. We’ll look at the rest of the room too and tell you if anything else needs attention.
How long does regrouting take?
A typical job takes a few hours for a shower enclosure, longer for a whole room. We will confirm how long when we quote.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Honest limits
A few problems are outside what sealant work can do:
- Loose tiles, which need refixing first

- A floor or wall that keeps moving
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Why act early in Balado
Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Dealing with it now keeps it small. Around Balado, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Aftercare tips
So the new joints stay in good condition:
- Open a window or run the fan to clear steam
- Give the walls a quick rinse after use
- Check the corner silicone every few months
- Do not use strong acidic cleaners on grout
Have any tile that moves checked right away. Movement will crack the new grout and open a path for water.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
What we are called out for in Balado
A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.
The most common problems we see are:
- Cracked or crumbling grout lines
- Grout in a colour the owner wants to change
- Grout in corners that has cracked
- Gaps where the shower grout has gone
