About our window mastic in Balado

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We are often asked to deal with whistling draughts around closed windows and hard, cracked sealant around windows, across window sills, composite doors and aluminium frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

There’s a 12-month guarantee on every job, large or small.

Window mastic in Balado: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as Kinross High School, its window and door frames need their mastic kept sound, just like a home’s.

Balado is about 10 miles north of Dunfermline, in Perth and Kinross. Every kind of property in Balado is covered for window mastic, old or new, large or small. The work is guaranteed for a year. Balado is one of 107 places in Perth and Kinross we cover for window mastic. For nearby work, see our Edinburgh page (21 miles or so).

What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Damp problems in the wall away from the window
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Faulty window hardware

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Aluminium frames
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Timber windows & doors
  • Window sills

How the job changes by surface

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.

Common problems we fix in Balado

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

Most people get in touch after spotting one of these:

  • Hard, cracked sealant around windows
  • Gaps left after new windows were fitted
  • Water coming in at the bottom corners of a door
  • Gaps where the sill meets the wall

In and around Balado, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • Are they insured?
  • Whether they seal over old material or remove it
  • Whether VAT is included

Choosing a sealant specialist

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Balado may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Clear the area around the work
  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area

What affects the quote in Balado

Your quote is based on your job. We take into account:

  • The number of rooms or windows
  • The product the joint needs
  • Whether there’s mould to deal with
  • The number and length of the joints

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

Asking for a quote

To help us quote quickly, please include:

  • Any access issues, like height or stairs
  • Photos by email, if that is easy
  • If someone has resealed it before
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

For landlords and businesses

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Questions from Balado

Is Balado in your area for window mastic?

Yes, Balado is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Is window mastic in Balado guaranteed?

All our work, in Balado and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How long does it take to reseal the windows on a house?

A few frames take a few hours, while a whole house takes longer. You will get a timescale with the quote.

Can new window sealant be painted?

Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
